Shady Grove school is not a good school. People should want in the area because of White Station. The home needs to be updated more than carpet and windows. There are nicer homes in the area for less money. You need to find more comparables. I would not pay 189 K for such a grossly outdated home with few upgrades.

Regardless of what you're told by a realtor it's a buyers market right now and homes have to be sold for a reasonable price from the start otherwise it will sit on the market for many weeks if not months. There are so many homes on the market nationwide...and breaking even is pretty much at best what sellers will get right now with the economy in a massive slump. Home prices were inflated for far too long and now the market is out of control. Beautifully updated homes sell for less than 189k-----let's compare apples to apples.

The agent has done the sellers a disservice by offering the home far above market value. The description of the home suggests many things that could be done to the home, revealing little currently offered in an overpriced home. It is also noted that the structure suffers from functional obsolesence. The only updates revealed to this appraiser are new windows, as well as carpeting to cover hardwood floors in need of refinishing.
