"Ah, quit yer whining ... it's chump change. Beale Street Landing is a very important and necessary element needed to complete our riverfront trifecta:

1. The Pyramid — unoccupied, destined (don't hold yer breath) to become the world's largest bait shop.

2. Mud Island — nice museum, cute river replica, but an under-utilized amphitheater and let's don't get started on the restaurant. Overall, it's the Mid-South's most expensive fireworks staging area.

3. Beale Street Landing — a $33 million steamship dock, except steamships don't come by here anymore." — B
