If NMTI doesn't work out, there's always the "Museum of Bad Art" or MOBA. It really exists. Located in Dedham, Mass, outside Boston, it has opened franchises in toney Brookline and another in Somerville. The latter location suggests that they might find Memphis attractive. I would guess that high Blues State taxes would make them eager to find a more business friendly atmosphere, particularly if some generous relocation incentives are thrown in.

You left out Riverside Park, which is a gem and WAY underused. (At least as a park.)
